Projecting the government to escape the charge of negligence

On the other hand, the examination of the behavior of governments in different periods shows that whenever this institution failed to organize the housing market, instead of finding the weak point from which the crisis is leaking, it has tried to look for someone to blame outside of its group. to blame him for the mistakes.

This approach, especially in the 13th government, has become bolder and has found new angles. At the beginning of 1402, when rent inflation and housing prices skyrocketed, especially in the city of Tehran, Raisi’s government first went to real estate consultants and punished this trade. A process that continues even now.

Real estate agents and the increase in housing prices

Government officials believed that real estate consultants’ manipulation of prices and the investment of this trade in the housing market will fuel inflation in the housing sector; An argument that did not agree with the opinion of experts.

Baitullah Satarian, an expert in housing economics, previously told Tejarat News: “In the past 30 to 40 years, whenever governments have reached a dead end, they have looked for the culprit and blamed the problem on others. How much influence can real estate agents have on the housing market of an entire country?”

He also stated: “Mostly, they always say that their impact is less than 10% and they can be effective if they act in a unified manner at the level of the whole country. Of course, if they want to work on a certain area or block and increase the price of houses, they may be effective by 10 to 15 percent.”

The role of platforms in informing prices

The next defendant of the government for increasing property and rental prices are internet platforms. Platforms on which ads for sale and rent of housing are published.

Some government-affiliated news agencies have published several news in this regard in the last few weeks and have claimed that the activists of these platforms are causing price increases in the real estate and rental market by increasing the unrealistic housing prices in their advertisements.

This is despite the fact that the general users of these online platforms are either real estate consultants, and as a result, as experts believe, their impact on the housing market is not extensive, or they are personal users who are allowed to sell their property at the desired price based on private property laws. Supply and trade.

However, online platforms have been attacked. A few days ago, Ebrahim Raisi also called for the organization of advertisement publishing platforms and to prevent the pricing of these platforms. On the other hand, the Minister of Economy proposed to consider staggered crimes and finally cancel the license of the offending platforms. Interestingly, the Ministry of Security also joined the government in this movement and demanded the suspension of Divar and Trumpet activities!

It should be noted that while the government has pointed the finger of accusation towards online platforms and platforms, which itself, in a clear break with tradition, has taken the statistics of developments in the housing market to the dark room and has not published any official news and data of developments in housing for months! However, now he is trying to make the prices on the market floor fake by accusing online platforms.

Meanwhile, a simple check on online platforms and following up on advertised items shows how far the claims of pricing by these platforms are far from reality!
