According to Tejarat News, according to the statistics of the Central Bank, more than 37% of the urban families of the country are renters, and the cost of rent has the largest share in their budget. This statistic exceeds 37% in the big cities of the country, and according to the monitoring done in Tehran, 51% of families are renters.
On the other hand, the analysis of the rental statistics and its adaptation to the new needs shows that more than 70% of the new demand of the housing market, which is mainly composed of young couples, could not afford to buy or build housing and were forced to rent.
Based on the statistics obtained from the 2015 census, the number of families was 24 million and 196 thousand. Based on 7 million and 400 thousand Iranian households, they are officially considered as tenants. Assuming the number of members of each urban family based on the size of the household provided by the Statistics Center, 24 million 420 thousand people are involved in the rental market in Iran.
Based on this, the share of housing costs in the costs of urban households has reached 50%. In other words, out of every 1 million Tomans spent by households, 500,000 Tomans is related to rent.
* Tenants are the most vulnerable group in terms of inflation
According to the statistical details provided, many people are involved in the housing rental market, and the increase in the rental rate has caused a heavy blow to the people.
In this regard, Mehdi Shojaei, an expert in the field of housing, told Fars reporter: “The most vulnerable group in Iran from inflation is the renters, because the biggest effect on the inflation index is from the area of housing, and this effect is It is completely discharged in the life of the tenants.
This housing expert said: Protecting tenants from inflation should be one of the most important decisions of the government, but attention is not paid to this issue and it is not clear when an effective decision will be taken to control the rental market.
46% growth in rental price in one year
According to the statistics published by the central bank, the housing rental price index in the third quarter of 1401 compared to the second quarter of the same year experienced an increase of 16.8 percent.
Meanwhile, the rent rate in the second quarter of 1401 had grown by 12.4% compared to the previous quarter. In other words, from the end of the spring of 1401 to the end of the fall of the same year, the rent rate has grown by 29.2%, while the resolution to increase the rent ceiling had determined this growth to a maximum of 25%. In other words, this resolution did not have an effect on the market due to the lack of a reliable executive guarantee.
The problem in the rental market is more evident when the rate of rent growth in the fall of 1401 compared to the fall of 1400 increased by 46%.
