The strange way of making people own houses

According to Tejarat News, the average housing price in Tehran has reached 49 to 50 million tomans. This problem has caused the waiting time to buy a house in Tehran to 143 years. Assuming that the workers save at least one third of their salary.
After the increase in housing prices, the government put a new proposal on the table, which was to buy housing meters from the stock market. That people buy every few meters of house they can from the stock market to finally become the owner of a residential unit.
The mayor of Tehran welcomed this proposed idea and said that in inflation conditions, people’s capital melts like ice, but buying a meter of housing through the capital market makes it possible to maintain the value of money. A person may buy 10 meters, 20 meters or 50 meters of a unit and in a few years he can take full ownership of a unit.
But now a housing market expert says that this is a strange proposal for people to own a house, and it will take at least 50 years for a person to be able to buy a 50-meter residential unit.
50 years of waiting for a 50-meter house
Mahmoud Olad, a housing expert, in an interview with Khabar Online, in response to the question of whether the sale of housing meters can make people own homes, said: This project will remain like housing for the youth, who said that you will invest money gradually for 15 years, and after 15 years, we will We give you a loan. But housing inflation was so high that after 15 years this money was practically useless and this plan failed.
According to this expert, currently the average price of one meter of house in Tehran is 50 million Tomans. On the other hand, people don’t save even one meter per year to collect 50 million tomans and after 50 years, their purchases will reach 50 meters to buy a house.
The minimum salary of workers this year is 5 million 400 thousand tomans. In economic calculations, basically one third of people’s monthly income is saved to buy housing. It means that people can save 1 million 800 thousand tomans in the best case, and such savings reach 22 million tomans per year, which is not enough to buy half a meter of housing in Tehran.
The interesting thing is that the total annual income of the workers is 65 million Tomans and if they save all of this income, they can buy a one-meter house a year, and they still have to wait 50 years to buy a 50-meter house.
Based on this, this expert says that the plan to sell housing meters cannot solve the problem.
Olad clarifies: If a person has enough savings to be able to buy a 5-meter house every year, and after 10 years, buy a 50-meter house and with a loan, he can buy a 70-meter house. To finance a 5-meter house, that is, to save 200 million tomans a year, such a person with such savings will basically find other ways to own a house.
