In an interview with the economic reporter of Fars news agency, Abdulhamid Agbarkar said about the advantage of building houses with courtyards and villas compared to apartment houses, he said: Housing means a place of residence and peace, so if building a house leads to peace, then we have succeeded.

He said: If we build houses that will eventually lead to confusion, fights between people and the occurrence of social damage in apartments and between people, then we have not reached our goal. If the government wants to create an environment where the people of its country can have peace. He must have a basic idea for building one-story houses.

*The house we have built so far is not a house, it is a house

The head of the scientific pole of Islamic architecture further said: The apartment constructions that have been done so far have not brought us to the result. Part of the lack of peace that we see in families is caused by this type of apartment living, the houses we have built are not housing, they are housing.

* In building a good house, five scales should be observed

By pointing out that if we want to have a house in the true sense of the word, we must pay attention to several scales, explained: the first scale is territorial planning, the second scale is urban planning, the third scale is urban design, the fourth scale is architecture, and the fifth scale is internal architecture; A good house is the result of following these 5 scales.

The faculty member of the Iran University of Science and Technology added: the government should implement land planning, urban planning, and appropriate urban design in order to create suitable single-unit housing in the country; The more these decisions go to the bigger side, that is, to land development and urban planning, the more they are related to the government, and the smaller it becomes, such as internal architecture, the government is no longer involved in it.

* We must concentrate facilities in all cities and villages

He went on to explain: If we want to have single-unit houses, which the government has started doing good work in this field, we must spread justice in the form of a territorial settlement plan. If the Mahdavi government believes in universal justice, the concept of justice is the equal distribution of wealth, power and security. Instead of concentrating in big cities like Tehran, we should concentrate facilities in all cities and villages. If we do this, Reverse migration takes place, people no longer feel that the Qibla of hopes is Tehran and big cities. In this situation, people are slowly moving towards small towns in search of wealth, power and security.

He stated: When this happens, the pressure on Tehran will decrease, people will be present in cities like Kerman, Yazd, etc., because these cities have the possibility of horizontal development and there is a lot of empty land in these cities. For example, the cities of Kerman and Yazd have a lot of empty land, and that is why the government has good ideas for building single-unit houses.

Aggarkar stated: We must create this discourse in the government that there is no need to build apartments in all parts of the country like Mehr housing in the Ahmadinejad government. In the cities, we have enough land and facilities, and we can give single-unit houses to people to live independently.

He added: Critics who believe that this plan is not operational because the cost of providing its infrastructure is high, their statements are correct if they provide accurate statistics of these lands. For example, the mayor of Kerman announced a while ago that we have a large amount of empty land in the middle of the city, that is, where all the urban facilities are located, but these lands are not used for residential purposes.

The head of the scientific pole of Islamic architecture stated: This problem does not exist in all countries and many of our cities have enough land, some of our cities like Kashan, Kerman and Yazd have found unbalanced horizontal development and some parts of the city are so-called bald. .

Aggarkar added: Our cities have the capacity and potential to use their internal lands to build houses with courtyards and villas. Of course, not all cities have the conditions of Tehran, and we should build small satellite towns for Tehran. In the plan to build houses with courtyards, land is leased to people for 99 years under the condition of development.

He added: We are not going to give 1000 meters of land to people and people will build villas there and make it residential. In this plan, people can own 20-30% of the land. The rest of the land provided to them should be used for horticulture, animal husbandry and production.

The head of Islamic Architecture Scientific Pole explained: In this project, portable houses are supposed to be built and development works will be done next to them. Therefore, not only natural resources will not be harmed, but it will also lead to prosperity. In this plan, the document is not given to the people, that whatever they want to do in these lands, in these lands, based on the purpose of the land, the people must plant trees and create an economic cycle for it.

Aggarkar continued: In the current situation, they give more than 300 million housing loans to people, and the home buyer has to give up all his possessions in order to be able to buy a 60-70 square meter house. These buildings are developing in such a way that at first they start building from a low base, for example, 30 meters, and then, in a long-term plan, these houses are expanded to 100-120 meters simultaneously with the increase in the number of family members. So that even the children of these people can live in these houses and live there for one and a half generations.

This university professor said: When the family grows up and their children reach the age of marriage, they can live in one of the independent units in this house. This expanding house is developed according to the family budget and according to the children of the family, and there is no need for large housing loans.
