According to Tejarat News, Ebrahim Raisi considered providing housing for the people as one of the important priorities of the government in the meeting of the Supreme Housing Council that was held recently.
He listed the provision of land for housing construction as one of the necessities for the realization of the goals of the national housing movement, and by stating that good steps have been taken in the field of handing over surplus lands to the government, he asked the executive bodies that have not yet succeeded in handing over their surplus lands as soon as possible to resolve problem and perform their homework in this field.
Emphasizing the importance of timely payment of housing construction facilities in the housing boom, the president pointed out that according to the law, banks are required to allocate 20% of bank facilities to housing construction, and stated: they don’t have, they should clearly announce to the people and act on the amount that can be paid in a timely manner.
The approach of the 13th government in the real estate market
In his words, Raisi considers housing a priority of the 13th government, while the situation of construction and real estate market transactions has not only not improved since the beginning of his work, but has continued to decline.
Construction is currently in recession in the country due to lack of demand and inflation of construction materials, and mass builders have lost their desire to enter the construction field for a long time.
On the other hand, most of the applicants do not have the purchasing power to buy a house, and the investors are reluctant to buy residential units. As a result, transactions have been under the shadow of stagnation for the past few months, and buying and selling is practically blocked.
The biggest step taken by the revolutionary government towards housing was the National Housing Movement, which two years ago promised to build one million housing units per year for the people, but so far, not even one housing unit has been delivered to the applicants.
On the other hand, the provision of facilities in the housing sector does not have much definition. Applicants in this field say that banks do not have much desire to pay loans in this sector and they avoid it. Banks do not even give loans related to the Youth Act.
For example, regarding the deposit of 200 million tomans of the third child, the central bank recently published a report that contains strange statistics. From the beginning, five Mellat Banks, Saderat, Trade, Housing, and Post Bank were obliged to pay 200 million Tomans loans for the third child, but Mellat Bank has only provided facilities to five applicants and Post Bank has only paid 12 loans for the third child. . Three other banks are in the next ranks; Trade 28, housing 109 and export 193 loan facilities have been given to households without housing.
The total payment of these banks amounts to 67 billion 400 million Tomans and this is while the statistics show that the budget of the youth law is 900 billion Tomans. Therefore, banks have used less than eight percent of the total budget for this plan.
Experts believe that the construction and market of real estate transactions now require intelligent and specialized planning in this situation. The government should implement the right policies in this area so that it can bring order to chaos in the long run. It is not clear which direction the damaged housing market will take if the current situation continues.
