In this way, in order to rent a residential unit of 60 square meters in this area, applicants must have at least an amount of around 270 to 300 million Tomans for a full mortgage. In this way, the total monthly rent of each square meter of housing in this area is on average at least around 150 thousand Tomans.

On average, this amount is equivalent to half of the average housing rent in the consumption areas of the northern half of Tehran, such as District 5. The average amount of full mortgage for each square meter of housing in district 4 and 5 of Tehran city is currently around 10 million tomans, which by calculating the total rent as a monthly rent, this amount is about 300 thousand tomans per square meter.

Increase in rental prices in the fall

Activists of the housing rental market in Tehran city say: While it was expected that the conditions for tenants in this market would improve with the beginning of autumn, the conditions of this market are still inflamed for tenants and this inflammation is felt more in the market of southern regions. Although the rent level in the southern areas is more suitable than the higher neighborhoods, but due to the lower income level of the tenant households living in these neighborhoods, they are always more vulnerable to rent inflation.
