These are the special criteria for the renovation of Tehran’s worn-out structures, whose area reaches more than four thousand and 400 hectares and is scattered in all regions; But most of them are located in 10 areas in the southern half of the city, including areas 10 to 19.
According to the recent approval of the Article Five Commission, very small plots of land with an area of 50 to 100 square meters, which are mainly located in worn-out structures, are one of the target plots to facilitate construction, which the Article Five Commission has allowed to build a four-story residential building; In addition, providing at least one parking space in these buildings is sufficient from now on.
This rule has cleared the two main red lines of construction in worn textures. The first red line is that generally, according to the rules of the detailed plan, construction is allowed on small plots of land in the minimum number of floors.
In the detailed construction plan, only three floors are defined in the 50 to 150 square meter plots, provided that the width of the passage is at least 6 meters, and this is despite the fact that it is possible to build four floors on the 50 to 100 square meter plots from now on.
