Where to buy a house in Tehran with 1.5 billion tomans? – Tejarat News

According to Tejarat News, the biggest challenge facing the household economy these days is the problem of meeting basic needs. On the other hand, the increase in inflation as well as the unprecedented growth of the dollar price over the past few months makes the situation more difficult!
Housing is also one of these basic needs; These days people, especially in big cities, have to spend a large part of their income to buy a house.
By standard, one-third of each person’s income should be spent on housing costs, but now Iranians put aside 60-70% of their monthly income to have a shelter to live.
The cost of buying housing in Tehran
According to the latest statistics from the central bank report, the average housing price in Tehran is 48 million and 70 thousand tomans. This average has reached 99 million and 410 thousand Tomans in the most expensive district of Tehran, i.e. District 1, and the average price of District 18, the cheapest district of this city, is estimated at 24 million and 489 thousand Tomans.
Therefore, according to these prices, to buy a small apartment of 50 meters in Tehran, you have to spend about two billion and 403 million tomans. In region 1, the purchase of a 50-meter house, which is considered a minimum requirement for a two-person household, costs four billion and 970 million tomans, and in region 18, it costs one billion and 224 million tomans.
Cheap apartments in Tehran
Many factors can affect the price of an apartment. The size, area, access to public transportation and year of construction are among these factors. Among the ads, there are still a number of houses that have a lower price than the rest of the files due to the facilities and placement range.
A price of 1 billion 470 million tomans has been set for a 44-meter apartment in the customs area, which was built in 2013. This building has an elevator, but the lack of storage and parking are considered factors of its price drop.
Among the ads, the price of another 42-meter apartment in Briyank area, which was built in 2004, is set at 1 billion 480 million tomans. The biggest disadvantage of this apartment is the lack of an elevator, while it is located on the fourth floor.
Of course, among apartments with a price of less than one billion and 500 million tomans, there are many ads that do not have an elevator, but are located on the third or fourth floor. It seems that this case is one of the factors of the significant decrease in the price of apartments.
For example, there is an apartment in the Azari area, but it does not have facilities such as an elevator, with a square footage of 44 meters and the year of construction in 1381, the price of one billion and 400 million has been registered for it.
District 10 has the largest number of advertisements with a price of less than one billion and 500 thousand tomans. This region has the highest amount of transactions after region five in statistics and therefore has a high level of liquidity.
Decreasing the quality of residential units
The high cost of housing these days has caused some people to live in lower quality housing in order to be able to afford it.
There are many families who live in small one-bedroom houses despite having three to four people. Also, there are many people in Tehran who are far from their workplaces and their homes due to the reduction in housing purchasing power, and they have to travel several hours a day.
On the other hand, the year of construction of some units has increased to a great extent, and people do not have the ability to renovate and replace their homes.
