According to Tejarat News, it was late fall of last year that the government decided not to publish statistics on the price and number of transactions from this market due to the unprecedented rise in housing prices.
According to the latest Central Bank report published in December of last year, the average housing price is about 48 million Tomans, and districts 2, 5 and 10, in line with previous months, were declared among the most popular districts of Tehran.
Now, according to experts, the average housing price in Tehran has exceeded 60 million tomans, and no other information is officially available about the transactions. However, based on the data that the wall platform has exclusively provided to Tejarat News, the statistics of the share of apartment sales advertisements according to the year of construction and size in Tehran have been announced.
The share of apartment sales ads based on the year of construction
Wall statistics show that during the period from April 1, 1402 to July 25, 1402, the share of one-year-old apartments in Tehran was 22.2%, two-to-five-year-old apartments were 14.5%, 6-10% were 18.4%, 11-15 years were 15.3%, 16-20 years were 19%, 21-25 years were 5.5%, and 25 years and above was 3.7%.
In this way, the owners of newly built properties have published the most house sale ads on the wall platform in the specified period, and the majority of the demand for sales has come from them.
These percentages in the period from July 1, 1401 to June 31, 1402 are not far from the mentioned period. On this date, apartments with a lifespan of one year have had the largest share with 25.6%, and with a lifespan of 25 years and above, they have had a share of only 3.4%.
The share of apartments for sale in each city in categories of size
As it was said, a group of statistics has been assigned to the size of advertising houses from April 1, 1402 to July 25, 1402. Based on this, small houses up to 50 meters have a share of 9% among sales ads, and on the other hand, the share of apartments between 51 and 75 meters was 28%.
In addition, the share of 76 to 100 meters apartments was 21%, 101 to 125 meters 16.8%, 126 to 150 meters 10.6%, 151 to 200 meters 8.4%, 201 to 500 meters 5.5%, 501 to 1000 meters 0.2%. Also, apartments with a size of more than a thousand meters have only a small share of 0.04%.
Referring to the mentioned data, it indicates that the sale of small apartments between 51 and 75 meters has more supply in the market and there were more sellers for it.
On the other hand, like the order of the year of construction of the apartments, the period from July 1, 1401 to June 31, 1402 is not much different from the previous period, and apartments with a size of 51 to 75 meters have the highest number with a share of 26.7%. Meanwhile, large-sized apartments of about a thousand meters and above have the lowest supply in the market with 0.04% of sales advertisements.
Supply of small apartments in Tehran
Therefore, based on what has been given, since April of last year, apartments with a small size of 51 to 75 meters have been the most supplied and therefore the most traded in the Tehran housing market. On the other hand, newly built apartments have more ads for sale, and apartments older than 25 years are also leaving the market.
