Why do banks not give mortgages? – Tejarat News

According to Tejarat News, a few days ago it was announced in the news that the loan for the purchase of housing has doubled and this loan for a Tehrani couple has reached 960 million tomans. Meanwhile, banks are reluctant to pay mortgages.

Of course, the mortgage has apparently increased, but in practice it has not affected the purchasing power of the people. Especially since many people say that a person who has to pay monthly installments of 20 million tomans, his income should be twice this amount, and the middle and lower classes of the society cannot afford such a loan. Especially in the current situation, when according to experts, the average housing price in the capital has exceeded 60 million tomans, and such a loan with 20 million installments is only enough to buy a 16-meter room.

The reason for banks’ reluctance to pay housing construction facilities

Behrouz Mohibinajamabadi, a member of the Program, Budget and Calculations Commission of the Islamic Council, gave an explanation about the reluctance of banks to grant housing construction facilities and, in return, to grant facilities to their employees.

He said about the reason for the non-cooperation of the banks to grant housing construction facilities and the implementation of the housing production jump law: One of the issues that has caused banks not to turn to granting housing facilities is the issue of mortgage facilities, which is the responsibility of the banks.

Mohabi Najamabadi stated that in 1402, in note 16, we have determined the loan facilities for childbearing, marriage and housing, etc., in the amount of 200,000 billion, and added: Banks object to the fact that this amount of loan facilities, which they are responsible for, has made it difficult for them. Is.

This member of the 11th parliament continued: Of course, statistics and figures of the facilities granted by the banks to their own employees have been published, which shows that the reasons given by the banks that they do not have the necessary credit are not true and that the banks have more capabilities.

This member of the Parliament’s Program, Budget and Calculations Committee continued: Recently, however, with the consultations, the loan limit for the purchase and construction of housing has been doubled. In addition to this, banks have been required to allocate a larger share than in previous years in the area of implementing the law on housing production leap so that we can minimize the problems and obstacles of the big housing problem.

Mohibinajamabadi explained: To solve the housing problem, some issues must be solved, one of these problems is the allocation of land and also the discount in the price of materials, which the government should help in all aspects to create these infrastructures.

He added: On the other side of the story, there are banks that should help the people to get the necessary capital to build housing. The government itself should not enter into the construction, and the only way for the government to help the housing boom is by providing facilities, land and cheapening the construction permits of the municipalities.

A member of the Parliament’s Program, Budget and Accounts Commission said: Another issue that has caused banks to be unwilling to direct their facilities to housing is that they have gone to corporate, which is more serious in private banks.

Mohabi Najamabadi added: The problem of financial imbalance is very serious in banks at the moment. It is also stated in the regulations that the Parliament has compiled for the Central Bank that banks should gradually leave the path of corporate governance, the bank should definitely not become a competitor of the private sector, but should strengthen the private sector and share in its losses.
