According to Tejarat News, it was some time ago that the plan to build 25-meter houses was proposed by an official of the Ministry of Roads and Urban Development and it caused a lot of noise. This matter went so far and was criticized by the experts and activists of the housing sector that finally the ministry denied the construction of these units from the ground and by the government.
Of course, this was not the end of the story of 25-meter houses, and in a short period of time, this plan was used again; But this time, the construction of 25-meter houses was not proposed by government institutions, and it was provided by the Union of Construction and Mass Development Cooperatives of Tehran.
Khashayar Bagharpour, CEO of this union, introduced the main use of these micro-apartments to accommodate young people and remove obstacles to marriage; However, these statements and the implementation of this project by the private sector did not stop the criticism. Bagharpour believes that the criticisms of the plan to build 25-meter houses are not fair and expert, and it is necessary to examine this plan with an expert view.
The construction of 25-meter houses is against the rules
Farshid Pourhajat, a member of the board of directors of the National Association of Mass Housing Builders, told Tejarat News about the plan to build 25-meter houses: “It should be seen whether the rules and regulations of urban planning in the country allow the construction of such units or not?” I think it is not possible with the current rules!”
He added: “The built units should not be below 55 meters. That is, it is not practical from a structural point of view, unless the Supreme Council of Roads and Urban Development wants to reconsider the size of the apartments.”
Living in 25-meter houses is a must!
The member of the board of directors of the National Association of Mass Housing Builders continued: “But the other issue is whether people like the apartment in this size or not?” In my opinion, the conditions governing the country’s culture are not such that people want to live in such settlements.”
Pourhajat also stated: “Even if people want to use 25-meter apartments in emergency situations, I don’t believe that people will be interested in them, and they can mostly use them in the form of temporary suites for emergency situations.”
Building 25-meter houses is not economical
As it was mentioned, one of the main issues that have been suspicious about the construction of these 25-meter houses is the issue of obtaining a construction permit from the municipality. Baqarpour had previously explained in the Tehran Bisat program that the municipality does not give permission for this size and our initiative was that we used the hotel-apartment license to build these houses.
In this regard, as well as the economic efficiency of building these units, Pourhajat said: “A building that is built as a 25-meter apartment hotel should include the facilities of a 55-meter unit; Therefore, it seems that it is not economically justified.”
Regarding Baqerpour’s claim regarding the construction of these units with a budget of less than one billion Tomans, he continued: “When the units become smaller and the amount of construction infrastructure decreases, this will naturally happen, but we need to see if these units, for example, have parking spaces or not.” . Because the size of these parking lots is 10 to 11 meters independently; It should also be clear what the construction criteria are. These are all questions that have not been answered so far; Unless we want to consider it as a hotel, which is a separate issue.”
Experts believe that in addition to all the criticisms about the construction of 25-meter houses, there are still doubts in this field that the trustee of this project must answer.
One of the main doubts of this plan is the cost of building these units, which is supposed to be collected from the applicants in the form of a construction cooperative, and it should be seen whether it is possible to count on the stability of this one billion tomans or not.
