Mansour Ghaibi, an expert and researcher of the housing market, previously told Tejarat News about this: “There was talk about rental housing a long time ago. The problem of the country is that it has a problem in producing optimal housing, approved and approved credit for the implementation of the project and rental plans under the condition of possession.
The cost and benefits of building small rental houses
Of course, a new dimension has been proposed regarding the construction of rental housing in the country, the construction of 25-meter houses in the form of this plan.
The construction of 25-meter houses is a project that has created a lot of noise in the housing market in the past few months. Experts have criticized this plan; From cultural problems to directly affecting the well-being of its residents.
Majid Gudarzi, another expert on the housing market, also told Tejarat News: “This plan fundamentally contradicts plans such as having children and increasing the population, and professional rental management, which is usually done by municipalities, should consider the needs of families.”
He continued: “The government should do all it can to prevent housing prices from falling because these out-of-control prices have created a housing crisis, and the problem is doubled by building 25-meter houses.”
Gudarzi also said: “This wrong modeling of Southwest Asian countries in Iran has no logical justification, and the amenities of a residential unit should not be removed.”
25-meter housing does not meet people’s needs
But what is the government’s reaction to these various comments? Mehrdad Bazarpash, Minister of Roads and Urban Development, said: 25-meter housing in the market does not meet the needs of the people. 25-meter units are not suitable for rental housing, maybe small size is suitable for suites and student dormitories, but the supply of rental housing can be done with the model of the National Housing Movement.
The Minister of Roads and Urban Development emphasized: We are offering land for the construction of villas. How is it possible to put a program like 25-meter housing on the agenda? As we announced earlier, the supply of these types of units is denied by the Ministry of Roads and Urban Development.
Of course, it should be noted that the National Housing Movement plan has not had a clear result for the people after two years and not even a single unit has been delivered to them! Therefore, the construction of supportive housing in the form of rental housing does not seem to be a short-term and achievable goal.
Experts believe that due to the housing and rental market, the time has come for the government to develop basic and specialized policies for housing so that part of the problems of the people in the field of providing shelter can be solved.
