Will housing prices fall in 1401?

According to Tejarat News, House price There has been a sharp jump in recent years. April 6 years ago, the average price in Tehran was 4 million and 3 thousand tomans. In the first month of 1996, this figure increased slightly to 4 million and 25 thousand tomans. In April 1, this price increase continued and the price of housing reached 5 million and 544 thousand tomans.

But in April, we suddenly saw a jump in housing prices and housing prices doubled. It reached about 4 million and 40 thousand tomans. But that was not the end of the story. In year 1, the average housing price in Tehran increased again and reached more than 25 million tomans per square meter.

In April 1994, we witnessed a strange jump in property prices once again, and housing prices reached nearly 4 million tomans. But now it seems that this steep slope of price increases has stopped and according to the latest statistics available on housing prices in Tehran, in February of this year, property prices reached 2 million tomans per meter.

Where will housing prices finally go?

Again, we see a sharp jump in housing prices or a jump in housing prices has stopped, and according to some experts, House price No more stretching?

Iraj Rahbar, President of the Tehran Mass Builders Association, stated that with the plans made for housing production, the property price will not change at the moment. “People’s purchasing power must also be taken into account, and at the moment that purchasing power does not exist, so price changes are not expected,” he said. Unless the economy of the whole country changes.

He continued: If the country’s macro-economy goes in a positive direction, housing will also go in the same direction. If the sanctions are lifted and Borjam succeeds, we will have a change in the entire economy of the country, which will also affect the price of property.

Asked if he would offer investment in the housing market, he said: “Now is not the time to invest in the housing sector.” Because we are in a recession. Of course, government programs are also effective. If one is going to invest now, one has to pay a lot of money.

According to the head of the Tehran Mass Builders Association, if four million houses are built, more supply will certainly upset the balance between supply and demand, and in this case, housing prices will be controlled.
