Will the housing deposit facility be doubled? – Tejarat News


According to Tejarat News, the housing deposit facility in the amount of 200 million tomans, which was approved by the parliament in the form of the residential property rental plan, is awaiting the approval of the Guardian Council and will be notified if the council approves.

In June this year, the Islamic Council doubled the housing deposit facility ceiling to 200 million tomans.

The ceiling of the housing deposit assistance facility, which is currently 100 million tomans, was increased to 200 million tomans by the Islamic Council in June 1402 in the form of a plan to control the land, housing and rent market.

Of course, increasing the loan to 200 million tomans requires that the plan to control the market of land, housing and rent of residential properties approved by the parliament be approved by the Guardian Council. Currently, the Guardian Council has made objections to this plan, which the Islamic Council corrected on August 22 of this year.

If approved by the Guardian Council, the banks should make a decision regarding the payment of the loan of 200 million tomans according to their resources. Currently, consultations are underway through the Supreme Council of Housing with the governors and general managers of road and urban development of the provinces to justify the banking network in paying housing deposit assistance facilities.

Investigations show that some banks do not cooperate with the applicants in paying the 100 million tomans rent loan. On the other hand, the plan to control the market of land, housing and rent of residential properties has not yet been approved by the Guardian Council, and the doubling of rental loans requires the approval of this plan by the Guardian Council.

Currently, the ceiling for rental loans (housing deposit) in Tehran is 100 million, provincial centers are 70 million and other cities are 40 million tomans, and the deadline for granting this facility has been extended until the end of September 1402. The credit considered for this type of loan this year was 40 thousand billion tomans, which will probably increase according to the new law.

At the same time, the parliament and the government have presented seven solutions to organize this market in the form of a plan to control the housing market and rent, among which it is possible to point out the conflict of interests of real estate consultants, increase of loan and deposit and increase of rental property.

At the same time as the government’s three measures to control the rental market, the parliament also has a plan under the title of “plan to organize the land, housing and rent market”, four of which are set to help the renters.

Eliminating the conflict of interests of real estate consultants, increasing rent facilities, increasing the supply of rental property through the completion of information systems and changing the rental income tax mechanism to support tenants are anticipated.

Also, according to Ali Khazarian – Member of Parliament, efforts have been made to indirectly regulate the land, housing and rent market by legislating in cases such as levying taxes on pending land, reducing risk and increasing the ease of transactions, and completing real estate information systems. The rental rate has an important effect.

“Land, housing and rental market organization plan” is the result of a 16-month intensive work, which was prepared with the cooperation of the Parliament’s Civil Commission, the experts of the Research Center and the Ministry of Roads and Urban Development, and now it has come to the public floor of the Parliament for review and approval.
