According to Tejarat News, the housing market, like other economic sectors, is currently struggling with many problems under the influence of inflation as a chronic pain of Iran’s economy and the increase in prices – especially in the past year.

Despite the high price, this productive sector is now out of the reach of people, and this caused the number of transactions in 1401 to decrease significantly compared to previous years.

The fate of housing in 1401

Baitullah Satarian, an expert in housing economics, told Tejarat News about the market trend in 1401: Although there was a long wait in the housing market last year, we had an average monthly price increase of 6 to 7 percent, sometimes until the opening of the market. There was an economy, there was a boom in transactions.

He continued: At the same time, the housing market is gradually coming out of recession and different sectors have shown different reactions. For example, small houses, city outskirts, middle and upper city houses, as well as shanty houses each have different roles.

Satarian also stated: Previously, the entire housing market was in recession, while in the last few months, only the Kalangi sector was in recession, and the reason was that everyone was afraid of investing in the housing sector.

He also said: On the other hand, there has been buying and selling in all kinds of apartments. About two months ago, the buying and selling of small apartments was relatively high, but not in the more expensive parts of the city. The nature of the recession in the housing sector is not the same as in previous years, when all housing sectors were in recession for a few years.

The situation facing the housing market

This housing expert also explained about the situation facing the market: We have almost the same situation this year and more growth is expected. Due to the low production that existed last year, and as a rule, this deficit in production will be added to the previous years, there will be more growth in the housing sector.

He continued: The prosperity of the housing market will also depend on different economic sectors, and transactions in these sectors show themselves accordingly.

Of course, this is while some other experts believe that the market will fall into recession in the next few months, despite the continued rise in prices in the housing market.

Experts say that until the fundamental problems of the macroeconomics such as inflation are not improved, the housing market will follow it, albeit with a distance, and it will be more difficult for people to buy a house this year than last year.
