Extension of the deadline for registration of Tehranians in the real estate and housing system


According to Tejarat News, Khalil Mohabbatkhah added: “Registering information in the National Real Estate and Housing System will create information transparency in the field of housing, make the right policy decisions, and ultimately facilitate the process of home ownership of all sections of society.”

He continued: “On the other hand, by registering information in the real estate and housing system, the ground for creating an online population and housing census, regulation in the housing market and the possibility of implementing favorable government policies, including taxes or targeted subsidies, will be provided.”

Mohabbatkhah mentioned increasing the accuracy of economic planning in the housing sector as another advantage of registering information in the real estate and housing system and continued: by registering information in the real estate and housing system, the sale or rent of a residential unit to several people will be significantly reduced.

Tax penalties await landlords

The Director General of Roads and Urban Development of Tehran Province said: if the property information is not registered and in accordance with legal requirements, the residential unit will be considered empty and a tax slip will be issued for that property and if the tax is not paid, the owner will be subject to tax penalties.

He reminded: “Also, whenever there is a need to obtain a tax account for the property in question, the owner of that residential unit will be obliged to pay property tax penalties, and since the relevant tax rate is from 6 to 18 times the rent tax is determined.” The tax figure is very significant and the owner suffers.

Mohabbatkhah stated: According to the law, providing many services, including opening an account, issuing checks, purchasing electricity, water and sewage branches, is subject to registering information in the system, and many services are provided to residents based on the address provided in the system. Self-expression in the system may cause many problems for households (whether resident or owner who has not self-declared) in using the services.

The Director General of Roads and Urban Development of Tehran Province said: “Another consequence of not registering property information is that the Ministry of Energy is obliged to calculate the electricity tariff for the meter of this property at the highest price level.”
