According to Tejaratnews, according to the latest statistics, the number of registrants in the housing leap plan has exceeded two million, which means that half of the capacity of the units of this plan is still empty; While the opportunity to register has been extended twice so far and applicants have until the end of December to register. On the other hand, the Deputy Minister of Roads and Urban Development also said that it is possible to renew the registration.

It seems that the Ministry of Roads and Urban Development, which is primarily responsible for the implementation of the Housing Leap Project, is aware of the unwelcome nature of the project’s tenants, as in addition to extending the registration period, it has adjusted the conditions but still does not attract homeless people.

More than 1.6 million people registered for the 400,000-unit national housing project, which is four times the estimated capacity; But only two million people have registered for the 13 million-unit plan for the four million units, and some of these registrants will certainly be dropped due to ineligibility.

Loan amount and installments

The loan amount of these units is between 250 to 450 million Tomans, the installments of which are estimated between four to seven million Tomans, so these units have heavy installments.

On the other hand, these units are built in cities far from the center of the province, for example, for Tehran tenants in cities such as Pakdasht and Parand.

High cost

The cost price of these units is more than the current amount of similar houses in this plan.

For example, a 75-meter unit in Pakdasht or Parand is between 300 and 500 million Tomans, but in the housing leap plan, it will cost a higher price, and in addition to a loan of 450 million Tomans, the applicant must have a cash contribution of at least 200 million Tomans.

Special conditions for some tenants

But these housing is affordable for groups, the government has set special conditions for tenants in the first to third deciles.

People in these three deciles have to pay 20% of the value of a unit in cash and the remaining 80% is provided in the form of facilities.

However, if a person is not in these three deciles, he must provide up to 50% of the value of the units in cash.

On the other hand, the interest on facilities for people in the first and third deciles is calculated at five percent, and this reduces the amount of installments, but those who are in other deciles have to repay the loan with an interest rate of 18 percent.
