Good news for national housing applicants


According to Tejarat News, Mahmoud Mahmoudzadeh, Deputy Minister of Roads and Urban Development, stated: With the approval of the Supreme Housing Council, the National Housing Plan and the National Housing Movement were merged. This was done with the aim of giving all applicants the same benefits.

Regarding the registration deadline, he announced: “Currently, the registration deadline has been announced until December 6, which will be extended if there is an application, because we do not plan to create a waiting queue for housing.”

The Deputy Minister of Roads and Urban Development, pointing out that the lands of 2.4 million housing units have been provided by the National Housing Movement, said: “We will not have re-registration in any city if the land is not provided.” Part of the lands identified and provided for the implementation of the National Housing Movement plan, part of which belongs to the Ministry of Roads and Urban Development and part to other agencies, the number that belongs to other agencies in the phase of land use change, annexation to specialized areas and works that are underway. Is done.

Reform of residence history in the National Housing Movement

Regarding the registration conditions for the National Housing Movement project, he said: “One of the conditions of Form C was green, and that the applicants have not used government facilities for land or subsidized loans since the beginning of the revolution.” Also, marriage and a 5-year history of living in the requested city and the lack of private property of the applicants have been among the initial conditions since April 1, 1984. The Ministry of Roads and Urban Development has been obliged to amend two of the five initial conditions.

Mahmoudzadeh continued: the correction of two of these conditions has been delegated to the Ministry of Roads and Urban Development, which will definitely be done. First, there is a residence history that does not count for five years for all cities in the country, especially for people who move from big cities to small cities. The time will be reduced to two to three years. Also, regarding the history of private property, according to the previous regulation, they must not have owned property for at least 16 years, which is reduced to a maximum of five years.

He reminded: “People who have lost their residential property in previous years and were not able to register according to the regulations, will be able to benefit from support schemes under the new conditions.”

He mentioned one of the important features of this plan as the loan amount and interest of the facility and said: this plan and the facility that is intended for it are based on the income deciles and household power. For the first to third deciles, who are the main target of this project, up to 80% of the housing price is provided by facilities and 20% is brought by the household. Also, 20% for the first to third deciles is the assistance provided to households through support devices.

Mahmoudzadeh added: for the middle deciles of the society, the facilities include between 50 and 60% of the price of the residential unit and the rest is brought by the applicants. Applicants’ contributions will also be credited to the builders’s account in five steps.

The Deputy Minister of Housing and Construction, pointing out that the interest rate of the facility is 18%, announced about its details: facilities in Tehran and new cities where the population coverage of Tehran is registered 450 million Tomans, 400 million Tomans in metropolises with a population of more than one million people. 350 million Tomans for provincial centers, 300 million Tomans for other cities of the country and up to 250 million Tomans in villages. This facility has a fee of 18% and has been announced by the Monetary and Credit Council.
