Housing price jump in Tehran / 55 million tomans per meter house! – Tejarat News

According to Tejarat News, the report of the Iranian Statistics Center on housing developments in Tehran in January 1401 was published yesterday. This report specifies the average housing price per square meter and the number of transactions every month.
According to the December report of the Statistics Center, the average price reached 50 million 400 thousand tomans and the number of transactions had increased to 9 thousand 508.
Despite the growth of transactions in all areas of Tehran, experts have considered this issue to be caused by the increase in speculative demand in the market. They believe that despite the instability and fluctuations in parallel markets, now investors prefer to invest their relatively larger capital in a safer market such as housing.
Developments in the housing market in January
Price change in Tehran areas
This month, the average housing price has generally taken an upward path and has reached 54,926,000 Tomans with an increase of 9.8%. On the other hand, the transactions were also up and now it has experienced a growth of 12 thousand 139 with 7.27 percent.
The highest price growth belongs to region 11 with about 19% growth. This area had a price of 34 million and 122 thousand tomans in December and now it has registered a price of 40 million and 655 thousand tomans.
Regions 3 and 22 also had the lowest increase mobility among the rest of the regions with an increase of 5.3 percent. Region 18 is also the only region that has experienced negative price movement.
This area has reached 27.844 million tomans from the price of 28.639 million tomans last month.
Changing the number of transactions in Tehran
Among the 22 regions of Tehran, the 22nd region had the largest increase in the number of transactions with a growth of about 112%. In the meantime, region 21, with an increase of 8.14%, has passed the lowest upward path, and region 13 is the only region that experienced a small decrease in this month.
Areas 5, 2 and 10 are still among the most popular areas of Tehran, respectively, and as a result, they have the highest liquidity for sellers.
From another point of view, regions 1, 3, 6, 12, 14, 18, and 22 have had lower price changes than the average of all regions and the number of transactions is higher than the total average, so they have been the most popular due to price growth.
Unsettled situation of the housing market
In general, surveys show that the housing market is not in a good condition. This productive market is now facing many problems such as stagnation in construction.
This month’s increase in housing prices can be attributed to inflation and expectations in society. Inflationary expectations have caused the owners to raise the price of their units higher than the usual price in the market, and this has caused an increase in the false price.
On the other hand, inflation has greatly reduced people’s purchasing power for months, and the monthly increase in housing prices also strengthens this factor.
Now, based on the average housing price in Tehran, a person has to spend about three billion and 265 thousand to buy a small house of 60 meters, which seems out of reach even if the minimum salary is taken into account next year.
