The CEO of Iran’s Urban Renewal Company continued: In 57 cities, the approved localized incentive package for urban renewal is being implemented, which has led to an increase in the issuance of building permits.
He stated: Now the renovation of residential units in dilapidated structures has crossed the border of 168,000 units, and we hope that this figure will reach 200,000 units by the end of the year, and the cooperation of municipalities should be strengthened in this regard.
The Deputy Minister of Roads and Urban Development continued: According to statistics, there are nearly 2,700,000 unstable buildings in the range of ineffective structures, and 10 million people live in these buildings, and if this issue is ignored, another explosion will occur in the event of an earthquake. we will be; Therefore, we have no choice but to accelerate the renovation of housing in worn-out urban contexts.
He clarified: For this purpose and based on the national urban regeneration document, the per capita educational, health, sports, police, etc. of these neighborhoods should reach the average per capita of the developed parts of the same city. On the other hand, providing infrastructural and superstructure services in dilapidated neighborhoods has led to the improvement of the necessary quality so that the private sector and cooperatives are encouraged to modernize and the path of modernization is taken as fast as possible.
Ayani stated that in order to further encourage the private sector to invest in these structures, various incentive packages have been formulated and approved, and stated: In the housing renovation sector, over 168,576 housing renovation permits have been issued in the area of worn-out structures during these 2 years, and more More than 51 thousand units have been put into operation. In addition to the fact that these units have been renovated, a new capacity for housing production has also been provided.
Emphasizing that urban regeneration can provide a high capacity for providing housing, he said: nearly 55% of the National Movement’s plan for building housing in worn-out structures has been achieved, and this is the beginning of the road. Razavi Khorasan province has the second rank in this field and in these 2 years more than 23 thousand units are being renovated; Tehran province also ranks first with 42,000 housing units.
The Deputy Minister of Roads and Urban Development pointed out that now the incentive packages are being implemented in four axes, and added: In the cities where the incentive package has been implemented, we are witnessing a jump in the issuance of permits. For example, in Tehran, this growth has tripled.
He said: These incentive packages should be evaluated every 6 months and corrected if there are weaknesses.
Ayeni continued: Our next strategy is to develop a comprehensive plan of joint action with the presence of municipalities as the main players in the field of urban regeneration and other members of the urban regeneration headquarters. In this program, the set of needs that are needed in the production of housing and superstructure and infrastructure services is not possible without the existence of all the relevant devices and all these devices must come to work.
He announced another strategy of the urban regeneration company to complete half-finished projects and said: In the last 2 years, nearly 1,000 urban regeneration projects have been put into operation, and we will put another 300 projects into operation in the current financial year.
