Housing tracking code is free


According to Tejarat News, the number of housing transactions in Tehran has decreased. In July of this year, 5.1 thousand transactions were made, which is a decrease of 0.6% compared to June and a decrease of 63.9% compared to July of last year.

However, real estate agencies charge different amounts of money for each transaction under the pretext of a tracking code. Is it legal to receive money for a tracking code?
The head of the Tehran Real Estate Union told Tejaratnews: “The tracking code is like stamping real estate agencies in contracts.” That means they have to provide the tracking code to the people at no extra cost.

Mostafa Gholi Khosravi explained: Receiving money for delivering the tracking code to traders is illegal and asking for extra money to receive the tracking code does not make sense.

He stated: Real estate agencies are only entitled to receive 9% VAT with respect to any type of transaction. Therefore, the tracking code has been free since ancient times.

The housing market is still stagnant

According to the ISNA report, in September of this year, housing transactions were stagnant and Changi did not like it. What is the cause of the recession in the housing market? Traders said a combination of factors, including a change of government, a promise to build one million homes a year, lower prices for cement and steel, a government plan to provide cheap land and materials, and a municipal plan to renovate worn-out structures, put the market on hold.

According to the report on housing transactions in July of this year, the most units traded were built for up to five years, and Tehran’s Panj district, with a share of 14.4 percent of the total transactions, had the highest number of transactions.

In July of this year, the average price of a square meter of house in Tehran reached 30 million tomans, which has increased by 1.3 percent compared to June. Also, regions 10 and 2 are in the next ranks with 10.4 and 9.6 percent shares, respectively.
