Increase in apartment transactions in Tehran / What are the cheapest and most expensive areas?


According to Tejarat News, the data of the Central Bank on Housing deals In January 1400 shows that the number of residential apartments traded in Tehran increased to 8.9 thousand residential units.

Accordingly, the number of apartments traded in Tehran has increased by about 0.5 percent compared to Azar 1400 and has increased by about 179 percent compared to December 2010.

According to the table published by the Central Bank in January 1400, the volume of residential house transactions has increased by about three percent in six to 10 years of construction. In contrast, the trading volume of houses under five years of construction has decreased by about six percent.

Therefore, it can be said that due to the increase in housing prices in the market, the demand for new homes has decreased and buyers have moved to houses built in six to 10 years due to reduced purchasing power.

Earlier, Mansour Gheibi, a housing market expert, told Tejarat News that there was an increase in transactions last month and explained: More than 50% of transactions in Tehran have been made up to two billion tomans. This shows the purchasing power of most people.

Gheibi reported transactions in districts five, 10 and neighborhoods south of district two of Tehran, explaining that these statistics show that there is demand in the market, but people’s purchasing power has decreased.

Also, according to this housing market expert, it can be said that the relative stability in the transaction volume of houses with a life of 16 to 20 years compared to January last year was due to the decrease in the purchasing power of housing applicants.

20% increase in housing prices

In January 1400, the average price of one square meter of a residential unit traded through real estate agencies in Tehran was 32.9 million tomans, which shows an increase of 1.1 percent compared to December and about 14 percent compared to January 1400.

Number of apartments by area

The number of residential units traded in Tehran in January 1400 shows that in terms of area, residential units with less than 80 square meters of infrastructure accounted for 58.5% of the transactions.

Also, 62.5% of residential units were traded at a price lower than the average price per square meter of residential units (32.9) and 48.9% of the transactions required residential units with a value of less than two billion tomans were allocated.

According to the Central Bank, the number of transactions in January 1400 reached 9.8 thousand. Accordingly, the number of housing transactions in January 1400 compared to January 99 has increased by about 179 percent.
