Mass migration of mass builders from Iran to Turkey and Dubai

According to Tejarat News, from August 1999 to August 1400, the demand of Iranians to buy a house in Turkey increased by 21%. But at the same time, housing transactions in Tehran have decreased by 40%. With the decline in demand for homes in Tehran, mass builders have also moved to Turkey and Dubai.
But what is the reason for the migration of mass producers to Turkey and Dubai? “In Iran, home buyers and builders are worried about the current situation,” said the secretary of the Tehran Mass Builders Association in an interview with Tejarat News. Buying a house in Turkey is not only related to the economic situation in Iran, but also the volume of purchases and investments by Iranians in neighboring countries.
Ramin Goran Orimi explained: Not only the position of buyers but also the position of manufacturers in Iran has changed. This means that builders also migrated to Turkey and Dubai for construction and economic activities, and this has become widespread.
Criticizing the construction situation in Iran, the secretary of the Tehran Mass Builders Association said: Builders in Iran are struggling to obtain a construction permit. This means that the manufacturer must take about eight months to obtain a running license. In Turkey and Dubai, however, licenses are issued quickly to builders and other economic actors in less than a month.
What is the reason for mass migration to Turkey and Dubai?
There are two reasons for the migration of mass builders to neighboring countries: Due to rising inflation and inflation, Iranians’ purchasing power to buy a house in Iran seems to have decreased.
On the other hand, buying a house in the more expensive areas of Tehran has also decreased and many people have spent their capital on buying a house in other countries, including Turkey. Therefore, the housing market is stagnant and there is no demand to buy a house. Hence, mass producers in Iran are unemployed.
The second issue that has led to the migration of mass producers is the administrative bureaucracy in Iran. It seems that paperwork has caused the loss of capital and the migration of Iranian investors.
But in addition to the outflow of capital from the country, the issue of mass emigration has another negative impact. In our economy, the housing sector is the driving force of the country’s economic growth. With the cessation or reduction of construction in Iran, other industries will enter a new recession and this recession can negatively affect the economic growth rate and employment.
Why do Iranians emigrate?
The secretary of the Tehran Mass Builders Association said: “Experience has shown that it is easier to buy property in Turkey than in Iran.” On the other hand, people are looking for a clear vision and economic stability.
According to this mass builder, if the platform was ready for buying and selling houses, we would not have witnessed the migration of people and builders to neighboring countries. Of course, if laws are enacted today to protect the consumer and the seller, it will take four years to implement them.
Earlier, the Turkish Statistics Center published a report showing that Iraqi and Iranian citizens are the most important buyers of housing in Turkey.
From August 1999 to August 1400, the purchase of property by Iranians in Turkey increased by 21%, and Iranians ranked second with the purchase of 4,600 houses in Turkey.
The Iranian newspaper reported that the Iranians had poured 3,960 million dollars into the pockets of the Turks in less than three years. From 2019 to the first 10 months of 2021, Iranians bought 19,800 housing units in Turkey, according to the Turkish Statistics Center.
It is noteworthy that Iranians are applying to buy a house in Turkey when the economic situation in Turkey is not favorable.
According to statistics, the value of the Turkish national currency against the dollar has halved this year; Meanwhile, the inflation rate has reached more than 21 percent.

But it seems that despite the bad economic conditions in Turkey, the purchase of houses by Iranians continues, and this time not only the people but also the mass builders have gone to Turkey.
