Registration for a mortgage loan begins?

According to Tejaratnews, it seems that with the determination of the housing rent ceiling in 1401, the task of how to register mortgage loan applicants will be clarified soon.

On May 6, the government announced a new rate for mortgage loans. These loans were set at 60 million Tomans, 45 million Tomans and 35 million Tomans for the tenants of Tehran, metropolises and other cities of the country, respectively.

10 days after this incident, but there was no way to register the applicants for this loan. The Ministry of Roads and Urban Development, in response to Tejarat News, said: “Instructions for registering a 1401 housing deposit loan have not been issued yet.”

But with the decision taken by the government today for one of the most important markets in the country, it seems that the conditions for registration of applicants for this bank loan will be provided soon.

What was the important decision of the government?

Today, the market regulation headquarters headed by Mohammad Mokhber, the first vice president, set the housing rent ceiling for 1401.

On the eve of the beginning of the third month of 1401 with this decision of the government, Tehran homeowners can not increase rent by more than 25%.

In this meeting, for metropolises with a population of over one million people, the ceiling will be increased Housing rent 20% was set.

Also, the ceiling of fare increase for the residents of other cities was set at 15%.

The history of government intervention in landlord-tenant relations and the setting of housing rents goes back to the post-Corona pandemic.

Since 1999, the government has set the maximum rental rate for housing. This happened for the year 1400 and now it has been done for the third time in a row.

In all these three years, the range of rent increases has been constant.

Staggering rental prices

The immense increase in the purchase and rental price of real estate in Iran has made this market one of the leading markets.

As a result, due to the long-term continuation of this situation, financial activities related to this market have always been in the public eye.

However, some experts are skeptical about the effectiveness of legislation such as setting a rent ceiling.

In this regard, Seyed Mohammad Aghamir, a member of the Islamic Council of Tehran Fars news He said that the number of tenants exceeded the number of property owners in 1400 and reached more than 50%, and according to government statistics, more than 60% of household expenses are spent on housing.

Considering the criteria of different socio-economic indicators of Tehran, it is not unlikely that a similar situation will be established in other cities of the country.

In the past few years, the phenomenon of sleeping machines and sleeping roofs has been mentioned many times as the result of an excessive increase in the cost of housing.

In addition to these phenomena, in recent years, after each economic fluctuation, there has been a wave of shifts in the rental pattern of cities. Clearly, in all of these cases, the relocation of tenants to cheaper areas, suburbs, small towns, and smaller, older homes has always been a common occurrence.
