What approach is considered to attract investors in urban management? How many undecided urban projects in the form of collaborative projects are left unfinished in Tehran and what plans do you have for their implementation?

In the current urban management, the recognition and issue of investment and carrying out activities in this direction are considered in two parts. One part is the investment opportunities that have already been implemented and remain undecided and unfinished, and the second part is the new investment opportunities that have been noticed and we have plans in this direction.

Many investment opportunities and capacities in the form of collaborative projects remained undecided during the past years, and 48 of these investment opportunities have been identified in the form of collaborative projects and we are going to complete them.

From the activation of the large commercial-residential project of the Persian Gulf to the construction of a hotel in the city center

One of these cases is the large commercial-residential project of the Persian Gulf, the contract of which was concluded 10 years ago, but despite this issue, it has not yet been put into operation, therefore, the path of resolving and revitalizing old projects in the organization has been an approach that has been considered, and the necessary investigations in This has been done so that if there are any disputes with the investor partner, they can be resolved and if it cannot be resolved, a judicial procedure will be carried out in order to prevent the delay of the exploitation time. A team has been formed by providing a technical solution to the legal investigation of this issue, as well as supporting partners, etc., so that we can fulfill the rights of the city and citizens and the projects can be used for the benefit of the people.

Another example of these projects was the project of building a hotel in the center of Tehran, which unfortunately has been stopped for years, and the obstacles to the construction of a collaborative project have been removed and, God willing, it will soon reach the operational cycle.

In these undecided projects, the investor partner left the investment circuit or the field was in the hands of a non-partner, so we took the necessary measures and considered the follow-ups in order to return the public right.

What are the details of removing occupation of the 10,000-meter commercial and residential area?

Fortunately, we activated the Persian Gulf project, which was planned for commercial and residential purposes in 1991, and its construction will begin, God willing. This project is located in a space of 10,000 square meters on Shahid Rajaee Street, south of District 20, which was seized by receiving an order from the judicial authorities and along with the police forces.

Before this, the project had progressed to the phase of building the commercial skeleton, but the business partner announced that he did not have the financial ability of the project and now the project has been stopped. Therefore, due to the legal knots, this issue was not completed, fortunately, now with the support of the judicial institution, an order to remove the possession of the project was issued, and at the beginning of this week, the project was taken out of the possession of the occupiers and placed at the disposal of the Tehran Municipality to start work again. God willing, in this area of ​​10 thousand square meters, high-rise construction will be done in the form of a housing project, of course, this matter will be done after receiving the approval from the Article 5 Commission.

It goes without saying that the warnings of the regulatory agencies, especially the General Inspection Organization of the country, regarding this project in dealing with violators and preventing the creation of a platform for violations, and this organization seeks to protect the property of Tehran Municipality, therefore, with the support of the regulatory agencies while supporting the investors in No effort will be spared to deal with violations.

The second part of the activities, as I said, is related to new investment opportunities in Tehran. We had a very important event in Tir in the form of holding a big conference on investment opportunities, the level of the conference was fortunately very high and many investors from the urban area participated in this conference. The Minister of Economy was one of the special speakers of this conference, and in general, the enthusiasm of the country’s institutions and the private sector for investment and cooperation in the municipality in the form of joint works was good.

The functional and communication change between the municipality and the investors has caused an increase in the announcement of cooperation for investment partnership with the Tehran Municipality, which change of approach was very significant especially since the conference was held, and the reception for the announcement of cooperation became stronger. In the first part of this project, 1000 shared electric cars are planned for use in the central area of ​​the city, where citizens can use these electric cars with a capacity of 2 passengers, similar to shared bicycles in the capital.
