The problem of 4-year housing will be solved / Housing facility offer of 400 million Tomans

According to Tejarat News, Rostam Ghasemi this morning in front of the representatives of the people of Shiraz, stating that good credits have been considered in the field of road and urban development to solve the basic problems of this area in Fars province, especially the Shiraz-Isfahan freeway, said: It will also be removed and the second Shiraz-Assaluyeh runway will be started.
The Minister of Roads and Urban Development announced that “housing projects, especially Mehr housing, will be visited in order to review the problems mentioned for housing construction and Mehr housing projects, and added:” A measure taken by the government to build housing in 4 years. The future is designed to solve the problems of the homeless.
Regarding the solution to the housing problem, he said: “The Housing Production Leap Law can affect the issue of housing, which is part of the household income basket, and those who do not have housing can participate in this new action because the benefits of this law are different than before.”
Promise to build 100,000 houses in Fars in 2 years
“We have put new conditions and reforms in the field of housing on the agenda,” Ghasemi said. “It is predicted that in the first two years of the government, we will have more than 100,000 housing units in the entire province.”
The Minister of Roads and Urban Development, emphasizing that the benefits provided in the Production Leap Law will be attractive for those who do not have housing, said: Especially in villages and small towns, it has been established as a basic action of the thirteenth government in the whole country and it is done in all provinces.
The Minister of Roads and Urban Development stated: We are trying to eliminate the backwardness of Fars province and create better conditions to solve the housing problem (Tasnim)
Offer of 400 million Tomans housing facility ceiling
He also stated that the amount of housing facilities will be determined next week, and said: “Our proposal is for a facility ceiling of 400 million Tomans in big cities.”
Ghasemi, in a meeting of the Road and Urban Development Coordination Council of Fars province, said: “We have promised to build one million houses in the country every year, although the country needs more than this amount.” Many people think that this is not possible, but it is possible.
He added: “Currently, 300,000 to 350,000 housing units are built annually in the country.” This is part of the country’s needs. Part of this need is in the country’s villages, and the Housing Foundation is committed to meeting it. We have to make the rest.
Free land for 5 deciles
Rostami said: “In the law, the jump in housing production is free for one to five tenths of land, and this issue will definitely be implemented.” The Housing Production Leap Act is a very good law, but an amendment is needed that will be presented to Parliament either as an amendment to the 1401 budget law. This law has made it possible for people to become homeowners.
He continued: we should not set a ceiling for the construction of housing in the province. The number that is determined is the need of the people. We have to build as much housing as people need. If we want to reach the schedule, we have to start building 2 million housing units because the construction of housing will take a year and a half to 2 years.
Rostami added: “About 600,000 housing units are built by the people and about 1,400,000 housing units must be built by us.” The law allows us to use road and urban development areas inside and outside cities. Therefore, consider the adjacent lands adjacent to the cities and start the registration for the construction of a residential unit in these lands.
“Lands belonging to government and public institutions must also be identified,” he said. The agencies are obliged to provide these lands, and if they do not do so, the ownership registration office will transfer these lands to the Ministry of Roads and Urban Development within two months.
The amount of facilities will be determined next week
The Minister of Roads and Urban Development said: “In some cities, 50% of the housing price is for land, which is provided to the people for free in this project, which is a very big attraction.” The planned facilities in the year is 360 thousand billion tomans and this number will increase in proportion to inflation in the coming years.
Rostami added: next week, the loan ceiling and credit ceiling will be approved by the Supreme Council. We offer cheap facilities in cities up to 400 million Tomans and in villages up to 250 million Tomans. This issue has been fully calculated and will be communicated to the banks from next week.
The Minister of Roads stated: Profits have also decreased for the poor and the repayment will increase every year. The government will help these groups through the fund that is envisaged.
Free services to the people in the law of housing production leap
He continued: “We have a duty to provide free services to the people according to the law of leap in housing production.” We will build the infrastructure from our own resources and give discounts for licenses and taxes.
The Minister of Roads said: now 40 million Tomans is the tax of a residential unit, which in this law, this tax is provided for one million Tomans. The cost of the construction license is also borne by the government. These are the best conditions for the development of housing construction in the country.
He added: the housing sector is also the driver of the economy. With the start of construction of these units, all factories will be activated and employment will be created. On the other hand, a significant part of the cost of the household basket belongs to housing. So this plan can save people’s livelihood. Housing is the most priority action of the government and we are creating a structure to monitor the construction of housing online.
The need to avoid exaltation
Ghasemi, referring to the need to avoid high-rise buildings in small towns, said: “In small towns, in order to create height, the system is not available and the land should be handed over to the people in the form of a villa.” In cities where the land is not small and small, we should not go to altitude at all so that people can live comfortably.
He added: The address of the new housing registration system will be announced next week after determining the number of facilities so that people can register in a specific way. There is a need for changes in Form C, which we are looking for. If someone has a house before and does not have one now, and if someone is not married but intends to get married, he should also be able to benefit from the facilities, because our goal is for people to own a house. Therefore, at least 100,000 housing units must be built in Fars province.
Construction of a part of the units by Maliki himself
The Minister of Roads and Urban Development said: the construction of a part of the residential units is owned by the owner himself, and the land and facilities are provided to the people to build their own housing units. Some of these units are also being built by contractors and mass builders.
Rostami added: we should use this opportunity and bring new knowledge and technology of housing construction into the country. We are now in the third rank of technology and there is also the sixth and seventh rank of technology in the world. We negotiated with some countries to import new housing construction technology, and now the representatives of these countries are present in Tehran.
He continued: “We are looking to solve the ownership problems of the units that have ownership problems, so that those who have been living in these units for several years will continue to live in their units and their units will not be destroyed.” We are the servants of the people and we must solve the problems of the people.
Ghasemi said: “Transportation is the infrastructure of the country’s development.” In some countries, the transportation sector accounts for 20% of GDP. Our country, which has a special geopolitics and has several corridors, must use this capacity. Financing methods need to be diversified in order for large-scale projects to be implemented, and private capital, both domestic and foreign, must be used in this field (ایسنا).
