According to Tejarat News, the unprecedented inflation of housing prices since last year and the sharp decrease in the purchasing power of the people since the beginning of the year prompted the government to increase the ceiling of some facilities related to the housing sector; One of these facilities was the “purchase” loan for housing.

The mortgage loan, which before this issue, the ceiling for couples was set up to 480 million tomans, has now increased to 960 million tomans.

Although at the very beginning, the publication of this news caused a lot of noise in the market, but after a short period of announcing the details, it showed that this increase in the amount of the loan could not be helpful for most people, because the monthly installments reached about 20 million Tomans. And it was practically impossible for a large number of applicants to pay the costs of receiving it.

Average housing price in September

The issue of housing loans has entered a new phase with the breaking of the silence of the Iranian Statistics Center regarding the average housing price in Tehran. According to these statistics, the average price of housing in Tehran, which reached about 55 million tomans until January of last year, is estimated to be around 77 million tomans in September 1402. But with this new estimate of the average housing price, how many square meters of housing in Tehran does the housing loan cover?

Based on the new price, a couple can buy about 12.5 meters of an apartment in Tehran with a loan of 960 million tomans, that is, one room of a house! While the mortgage in some countries includes about 80% of the cost of buying a house.

Therefore, although the government claims that housing prices have gone down in 1402 and the amount of housing loans has almost doubled, in the end, there has been no improvement in people’s purchasing power, and buying housing, especially in big cities, seems like a distant dream for them. Because in addition to the conditions mentioned for housing loans, experts are not very optimistic about the downward trend of housing prices.

Providing statistics in recessionary conditions

Baitullah Satarian, an expert in housing economics, told Tejarat News earlier about this: “When it is supposed to provide specific statistics for a product, the conditions of that product in different periods should also be taken into account; For example, the evaluation in the recession period compared to the boom period needs to consider other factors. When 10,000 transactions are made in Tehran in a month, the average price is considered. “The next month, when only 100 transactions have taken place, it is no longer possible to judge whether the price has decreased or increased.”

This description shows that there has been no platform for real estate transactions in the housing market in recent months. This recession has been such that although it has lowered the price at one point and stopped the rate of price growth, but due to the inflationary outlook, the seller is not ready to sell his house cheaper.

The most important point in this regard has been the decrease in purchasing power of housing applicants. As mentioned at the beginning of this report, due to the general inflation of the economy and the tangible decrease in purchasing power, the buyer no longer has the ability to enter the housing market, and even the housing facility, despite the increase in the ceiling, has not been able to cover this gap.
